The Space

**IMPORTANT**PLEASE READ CAREFULLY!

1.) The guest shoulders the ₱350 keycard production cost by the condo admin. We will send a payment request after booking confirmation via Airbnb.
For transparency, we pay ₱3,350/card (₱3000 is covered by us & ₱350 production cost by guest - non-refundable). We only provide 1 keycard for the main guest for short stays. If the other guests require their own card, the guest covers the cost of each additional card at ₱3,350 (₱3,000 refundable upon return of card while ₱350 production cost is non-refundable).

2.) We will only automatically issue 2 keycards for stays minimum of 25 nights. For less than 25 nights, guests can request additional cards in advance but will cover the cost.

3.) The main guest needs to assist the other guests in entering & leaving the building. Guests without keycards CAN'T borrow/use the main guest's card. Penalties may be incurred for clear violations of this building policy. For strict implementation.

4.) To refund the cost of the card, the guest must keep the card receipt & the card itself intact. Penalties are imposed on keycard misuse.

5.) The card must be returned upon checkout (instructions will be sent a day prior to checkout). Lost, damaged, or unreturned card will incur a penalty of ₱3,000 or more (depending on condo penalties recorded at the time of the incident) or invalidate the refund of the cost of the access card.

6.) The HOST is not in any way, responsible for lost, damaged, misused, & unreturned cards although we will assist in the resolution.

Upon confirming the reservation, the GUEST ASSUMES RESPONSIBILITY OF THE KEYCARD & ALL ITEMS IN THE PROPERTY.

This setup allows us to offer this listing at a more affordable rate.

For long stays (min. of 20 days):
—You are required to have us clean the unit mid-stay or at least once a month. This is to ensure that our home is properly maintained. You will directly pay our cleaning staff ₱1,000 to cover labor & laundry. Your linens & towels will be replaced.
—Electricity bills must not exceed ₱3,000.00 for the month. Any charge in excess shall be at the guest's expense.

You will have access to the entire suite, spa from 3 pm - 11 pm (w/ fee), sauna, pool & gym (FREE) daily from 6 am to 10m pm. Do note that there is daily disinfection from 11 am - 12 pm for the sauna and pool, and 1 pm - 2 pm for the gym. The amenities may sometimes be unavailable without prior notice due to cleaning, maintenance & COVID-19 restrictions.

Schedules: Open daily from 6 am to 10 pm but may change without prior notice.
Amenities that don't need reservations:
Infinity & kiddie pool Free for up to 4 guests (pool access duration may vary to the number of guests accessing it)
Amenities that do need to be scheduled:
Lap pool Free for up to 4 guests (30 mins. access per reservation-per day)
Sauna Free for up to 4 guests
Gym Free for up to 2 guests

If you need to access these amenities, you may proceed to the concierge to book your preferred schedule. Guests can't access it without booking.

The condo admin has a very strict security policy & access to the elevators & amenities is only allowed thru the use of a KEYCARD which we will arrange for you in advance. You need the keycard to gain entry to the building, 26th floor (where the unit is located, & amenities).

Also, non-guests need to use the service elevator to access the floors.

With this, ALL guests are required to submit a copy of their ID for admin approval of the guest pass at least a day before arrival. No same-day processing. No approved guest pass means no entry. Late submission may result in delays with the check-in so please submit these requirements as soon as possible.

Upon arrival at the lobby, you will be required to present your ID to the guard. Once validated, you will have to log your details & they might ask you to leave an ID. You will then be allowed to proceed to the unit after.

For instance you arrive early, feel free to drop your luggage in the package room. (max. of 3 hours for FREE & penalty of 500 pesos will be charged for succeeding hours -- you may settle your fee to the concierge)

Penalties are imposed on keycard misuse. The card must be returned upon checkout (instructions will be sent a day prior to checkout). Lost, damaged, or an unreturned card will incur a penalty of ₱3000 or invalidate the refund of the cost of the access card.

We do self-check-in & checkout via a mailbox. The full check-in instructions will be sent to you a day prior to your arrival.

Strictly 3 pm check-in & 11 am check-out. Early check-in & out is for approval & is not guaranteed.

If approved, the following charges will apply:

First extra 2 HRS - ₱900
Beyond 2 HRS - full rate (you have to book the day before check-in for early check-in or the day after for late check-out)

Airbnb is built on trust & relationships. As a host, I have full confidence that you will take care of everything inside our home, follow our house rules & will not take anything when you check out. Please use the appliances, furniture, & fixtures responsibly as you would your own. You will be liable for any loss or damage to the property.

IMPORTANT: No smoking, no pets & no parties/events allowed. Please TURN OFF the air-con & other appliances when not in use especially when you're not in the unit. Please plug & unplug the AC in the living area to turn it on & off. Our previous guest accidentally damaged the power button & we are still trying to sort out a replacement unit with them.

1. Strictly no smoking or vaping in the unit. A ₱5,000 penalty will be charged if this house rule is violated.
2. You can borrow up to 2 beach towels at the pool but please do not bring them to the unit to avoid getting charged a penalty by the condo admin.
3. Please use the intercom in the unit to conveniently communicate with staff in the lobby.
