The Space

This is a cozy & fully functional 35 sqm. or 377 sqft. 1BR unit in Uptown Parksuites Tower 1 designed tastefully to suit both business & leisure travelers. Strategically located at the heart of Bonifacio Global City & offers the best of both work & leisure essentials.

For long stays (min. of 20 days):
—You are required to have us clean the unit mid-stay or at least once. This is to ensure that our home is properly maintained. You will directly pay our cleaning staff ₱1,000 to cover labor & laundry. Your linens & towels will be replaced.
—Utilities are included but the electricity bill must not exceed ₱3,000 per month. Any excess shall be at your own cost.

IMPORTANT NOTE: Free access to the pool for up to 3 guests. Over 3, each guest will pay ₱300 directly to the condo admin for the pool fee. Monday is cleaning day so it’s closed. We just need to book it at least 1 day prior. Weekends & Holidays are for the exclusive use of the residents only. Gym is exclusive to residents — we don’t advertise this as an amenity.

Other things to note

There is a parking option in the building and the rate is ₱500/night, but please inquire before you book as the parking slot availability is not guaranteed. However, there is also a pay parking option available at Landers. This is on a first-come-first-serve basis. Rates are below & may change without prior notice.

Parking Rates at Landers:
Day Rates - ₱50 in first 3 hours & ₱50 for succeeding hours
Overnight - ₱2,500 fixed rate from 9:00 PM - 6:00 AM

**Check-in time is from 3 PM to midnight only. The condo policy no longer allows self-check-ins so you will be assisted by our staff upon arrival to your room. The door code will be shared with you ahead of time so you can use it to unlock the door. No check-ins from after midnight to 8 AM. You will have to inform us in advance of your ETA. All guests can only stay in the lobby for 15 minutes max.**

To ensure security and streamline guest management, all guests and visitors are now required to present a valid ID upon arrival at the lobby. Guest Pass IDs will be issued at the front desk and must be carried at all times while on the premises. After ID validation, you will need to scan the QR code and complete the Health Declaration Form. Once submitted, you will be allowed to proceed to the unit.

Please be advised that a fee of ₱500 will be charged for any lost, unreturned, or damaged passes/IDs.

The visitors are allowed only up to the unit’s maximum occupancy limit—4 people at a time—and only between 8:00 AM and 5:00 PM.

All guests are required to submit a copy of their ID & signed Short-Term Lease Agreement for admin approval of the guest pass at least a day before arrival. No same-day processing. No approved guest pass means no entry. Late submission may result in delays with the check-in, so please submit these requirements as soon as possible.

We do self-check-in & checkout via a lock box. The full check-in instructions will be sent to you a day before your arrival.

Strictly 3 pm check-in & 11 am check-out. Early check-in & out is for approval & is not guaranteed.

If approved, the following charges will apply:

First extra 2 HRS - ₱1,000
Beyond 2 HRS - full rate (you have to book the day before check-in for early check-in or the day after for late check-out)

Airbnb is built on trust & relationships. As a host, I have full confidence that you will take care of everything inside our home, follow our house rules & will not take anything when you check out. Please use the appliances, furniture, & fixtures responsibly as you would your own. You will be liable for any loss or damage to the property.

IMPORTANT: No smoking, no pets & no parties/events allowed. Please TURN OFF the aircon & other appliances when not in use, especially when you're not in the unit.
