FOR LONG STAYS (20+ Days):
🧹 Weekly Cleaning: We recommend weekly cleaning to keep your space fresh and inviting. For ₱1,300, this covers labor, laundry, and fresh linens—please reach out to arrange in advance.
💡 Electricity Cap: Utilities are included, with a cap at ₱7,000/month. Any extra use is billed to you.
🧺 Laundry Service: Convenient next-day laundry is available for ₱40/kilo. Book pick-ups between 11am-2pm (no service on Fridays), or try Mr. Jeff laundry service nearby at Uptown Mall.
ADDITIONAL GUESTS:
👤 Extra Guest Fee: Rates cover up to 4 guests. For the 5th and 6th guests, a fee of ₱2,000/person applies.
🛏️ Sofa Bed Setup: The sofa bed is set up for bookings with 5+ guests to ensure everyone has a comfortable space.
SLEEPING ARRANGEMENTS:
• Master Bedroom: 1 Queen bed (sleeps 2)
• Second Bedroom: 3 Single beds (sleeps 3)

🚗 LIMITED TIME OFFER: Free secured parking in the building! Please inform us upon booking if you need to use the slot so we can include the parking endorsement in processing. This needs to be approved by the condo admin in advance. Kindly also send the car details: make & model, plate number for this request.
• Pay Parking Option: If needed, our parking slot is available at ₱500/night (subject to availability).
• Nearby Parking: Convenient options at Uptown Mall/Parade (₱150 overnight flat rate), Uptown Ritz, Uptown Parksuites, Mitsukoshi Mall, and Landers.

ARRIVAL & CHECK-INs:
🆔 Lobby Check-In:
Upon arrival, please present your ID to the concierge for validation. Once approved, scan the guest QR code and fill in your details. After submitting, you’ll be ready to proceed to the unit.

📑 ID Submission for Guest Pass:
All guests must submit a copy of their ID when booking is confirmed. This is required for admin approval of the guest pass. **Please submit IDs as soon as possible to avoid delays, as no approved guest pass means no entry.**

🔑 Self-Check-in & Checkout:
With our smart lock system, check-in is easy! Instructions and your unique code will arrive a day before your stay.

⏰ Check-in/Check-out Times:
Standard check-in is at 3 PM, and check-out is at 11 AM. Early check-in/out may be available:
• First 2 hours: Half of the rent
• Beyond 2 hours: Full-day rent

NOTE: Hosting on Airbnb is all about trust, and we’re delighted to open our home to you. We kindly ask you to treat our space with care, respecting house rules and using appliances, furniture, and fixtures responsibly. **Guests are responsible for any loss or damage.**

HOUSE RULES:
🚭 No smoking or pets allowed.
🔌 Turn off air conditioning and appliances when not in use, especially when leaving.
🔇 QUIET HOURS: 10 PM onwards.

🏊 Pool Access:
Open Tuesday to Sunday, 6 am to 10 pm. Free for the first 3 registered guests; additional guests are ₱500 per person.

🚫 No Gym Access:
The gym is exclusive to residents and is not available to guests.

📝 Registered Guests Only:
Only guests registered through the Resident's Information Sheet (RIS) are permitted to use recreational facilities at One Uptown Residence.

🚫 No Personal Items in Common Areas:
Please avoid leaving personal belongings in the lobby or any common areas.

📦 No Luggage Storage:
The Property Management Office (PMO) does not have storage space for guest luggage.
